Why is an 11 -month agreement formed?

Even though there are 12 months in the year, under Section 17 (D) of the Indian Registration Act, 1908, if a landlord creates a rent agreement for less than a year, then there is no need to register for it. Actually, the matter is such that if an agreement of more than 12 months is made, then the documents have to be deposited in the sub-registrar office and it has to be given registration charge and stamp duty for it. But when a landlord makes a rent agreement of 11 months or that less than 12 months, he gets rid of all these things and both (landlords and tenants) are away from the mess. Also, according to this section, the agreement of less than one year is not registered.

The 11 -month agreement remains mostly in favor of the landlord and the reason is that the owner gets a chance to increase the fare. At the same time, if there is a rent agreement for more than one year, then during that time the owner has to decide the rent and after that the same fare remains till the agreement is over. Apart from this, the owner also has to pay stamp duty and registration fees. At the same time, by making an agreement of 11 months, the landlord gets away from the rest of the trouble. Also, if the matter is expected to go to court too much and the matter is resolved at the level of the police station. In such a situation, the property of the landlord stays away from safe and he also avoids legal complications.
